Barndominium Services in Nevada

Nine ways to get a barndominium out of your head and onto your land. The real choice is not which building type, it is how much of the work you want to carry yourself. Start there and the rest follows.

How much do you want to take on?

Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.

Plans and paperwork

Drawings and approvals

A plan set for your parcel, structural sheets sealed by a Nevada-licensed professional engineer where required, and the permit, septic and water applications assembled. You choose who carries out the construction.

Structure delivered

Kit or shell

A steel or post-frame package drawn to your county's wind, snow and seismic values and delivered to the site, erected by a Nevada-licensed contractor or by you under the owner-builder exemption.

Bare land to keys

Turnkey

Raw parcel to certificate of occupancy under one plan and one written scope, with the construction carried out by Nevada-licensed contractors and one point of contact throughout.

Common to all nine

Every plan set is drawn to the county you are actually building in

Nevada's building departments publish their own design values, and they differ more than most people expect. Clark County's 2024 table prints a 98 mph wind speed, seismic category D0 and ground snow of 5 to 20 psf below 3,900 feet. Washoe County prints 120 mph, a special wind region and category D2, and its snow table on the west side of the old US 395 climbs to 203 psf at 6,000 feet. Nye County lists 115 mph and no snow load for Pahrump. A set drawn to another county's numbers is the wrong set for your parcel, whether you are buying a kit or a whole house.

Already know how much of this you want to hand over? Tell us about the land and we will map out the rest.
