Barndominium Builders in Reno, Nevada

Reno sits where the Truckee Meadows climb toward the Sierra, and that slope shapes a barndominium here more than any floor plan does. A lot on the flats and a lot on a west-side bench can carry very different roof loads under the same code. We plan barndominium projects for Reno land, set out the building package and assemble the permit set; the construction itself is performed by contractors licensed by the Nevada State Contractors Board. Inside the city limits, the City of Reno reviews residential plans, and since 1 January 2026 it accepts them only under the 2024 editions of the building codes with the Northern Nevada amendments. Metal building homes and steel homes go through the same review as a wood-framed house, so the questions that matter are elevation, zoning, water service and sewer. Much of the acreage people picture around Reno is actually unincorporated Washoe County, which runs its own building program, so confirm which side of the line a parcel falls on before comparing barndominium contractors. City of Reno Development Services (Building Permits)

The City of Reno adopted the 2024 building codes and the 2023 electrical code on 1 July 2025. From 1 January 2026 it accepts plans only under the 2024 editions. Parcels outside the city limits are permitted by Washoe County or the City of Sparks instead, so check the jurisdiction before drawings begin.

Residential code in force: The City of Reno lists the 2024 International Residential Code, with the 2024 Northern Nevada Amendments, among the codes in effect. The 2024 codes and 2023 NEC were adopted on 1 July 2025; applications accepted before 1 January 2026 could use either the 2018 or 2024 editions, and from that date only the 2024 editions are accepted.
Snow load changes at US 395: Table 1608.2.1 of the 2024 Northern Nevada Code Amendments, linked by the City of Reno, gives Reno two columns. At 4,500 to 5,000 ft both require 43 psf for Risk Category II. By 5,500 ft the column west of US 395 rises to 123 psf while the east column is 53 psf. The final roof snow load may not be under 29 psf.
New water service from TMWA: Truckee Meadows Water Authority takes new-construction requests through an online New Business Application. Its page states that the applicant's water rights may need to be dedicated, that will-serve documentation carries its own fees, and that a pre-construction meeting follows only once the water service agreement is signed, fees paid and water rights satisfied.
Septic on unsewered lots: Northern Nevada Public Health holds authority over residential septic systems in Washoe County. A new system starts with a test trench inspection, and the septic design is then permitted together with the building permit for the house it serves, with a 14-day review for new systems.
Energy code changes in the 2024 edition: A May 2025 Development Services memo to the Reno City Council flagged two residential changes in the 2024 energy code: automatic light controls that switch off in unoccupied rooms (R404.2) and a mandatory point-based efficiency system for single-family homes (R408.2).

Building on land near Reno

Buying land near Reno usually means choosing between a city lot with utilities at the curb and a larger unincorporated parcel on the valley edges. Start with the jurisdiction, then find the elevation and which side of US 395 the parcel sits on, because those two answers set the roof snow load. Ask whether Truckee Meadows Water Authority can serve it and whether water rights will have to be dedicated. If no sewer main is close, budget time for a test trench and a septic permit with Northern Nevada Public Health. Slopes on the west and north benches add grading and driveway work that a flat valley lot avoids.

How much does it cost to build a barndominium in Reno?

Elevation and utilities do more to the number than square footage. A west-side parcel above 5,000 ft needs a far heavier roof than one on the valley floor, and water rights, a TMWA will-serve or a septic system can each add a line to the budget. We do not publish our own prices. The barndominium cost guide gives sourced ranges, and the survey lets us price the plan against your parcel.

Do I need a building permit for a barndominium in Reno?

Yes. Within city limits the City of Reno issues the permit, and new plans must follow the 2024 codes and Northern Nevada amendments. If the parcel is outside the limits, Washoe County or the City of Sparks handles it; see the Washoe County page. Our permitting service prepares the set for whichever office it is.

Are barndominium kits suitable for Reno's snow loads?

Only if the package is checked against the snow load for your elevation and your side of US 395. A kit rated for the valley floor can fall well short on a west-side bench. We specify barndominium kits to the local table before anything is ordered.

Can I build metal homes near Reno on a well and septic?
