- Association approval first
- The Spring Creek Association says plans for structural alterations, additions, fences and similar work must be submitted to its Committee of Architecture for approval before they go to the Elko County Building Department. The committee usually meets on the second Monday of each month.
- Association building application
- An Association building application is required for any structure, fence, addition, ground-mounted solar array or antenna. Every contractor who disturbs ground under an Association permit must reseed the site when the job is finished and return the reseed form for inspection.
- Water service, no wells
- The Association states that all its properties are connected to a municipal water system through Great Basin Water, which is not affiliated with the Association, and that no wells may be drilled on private property.
- Deed restrictions and zoning
- The Master Declarations of Reservations were recorded on 8 April 1971 and set parcel zoning and permitted uses inside the Association. Horses are allowed on AR-zoned lots at two per full acre; horses and livestock are barred in Tracts 106 A to D.
- County snow load by elevation
- Elko County's design criteria, effective 1 February 2026, set ground snow load at 50 psf up to 6,000 ft and 70 psf from 6,001 to 7,000 ft, with a case study required above 7,000 ft, plus a 115 mph residential design wind speed and a 36-inch minimum frost depth.
- Association roads
- The Association maintains about 150 miles of paved or chip-sealed roads and plows them in winter, funded from member assessments rather than taxes. Owners may not plow or push snow from their lot across or into the road.
