Lander County runs a single building department out of Battle Mountain, and it covers the whole county, from Battle Mountain's valley floor to Austin and the Kingston area. The difference between those places shows up on the county's code sheet: Battle Mountain is listed at 10 lb ground snow while Austin is listed at 30 lb, so the same shop house needs a different roof in each. The sheet names the 2018 International Building and Residential Codes, seismic zone D for all of Lander County and a 24-inch frost depth. Water and septic come first here. The county will not issue a building permit until it holds a copy of the well report, or a will-serve letter where Battle Mountain or Kingston water is available, and the septic permit has to be applied for before the building permit too. The Lander County Building Department in Battle Mountain handles plans, permits and inspections for construction within the county, including Battle Mountain, Austin and Kingston. Well report before permit
Wells must be drilled by a Nevada licensed well driller who reports to the state water agency, and the Building Department must hold a copy of the well report before a building permit is issued. In Battle Mountain and Kingston a will-serve letter from the water provider is required instead.

Individual sewage disposal systems are permitted through the Lander County Building Department, the septic application must precede the building permit, and the septic temporary certificate of occupancy must be issued before the structure's certificate of occupancy. Commercial systems go to NDEP.

The same sheet sets front, side and rear setbacks by zone, for example 50, 25 and 50 ft in the A-2 to A-4 districts, a 26 ft height limit without a special use permit, and a 50 ft structure setback from a creek's high-water mark.

A county handout lets post-frame garages and barns on residential lots skip engineering only up to 40 ft wide, 50 ft long, 14 ft eave and 20 ft total height, with trusses still supplied as engineered. A barndominium dwelling falls outside that handout.
