Barndominium Builders in Lincoln County, Nevada
Lincoln County runs from the Pahranagat Valley around Alamo up through Caliente and Panaca to Pioche, the county seat, and nearly all of it is federal land. The private ground that exists sits in those valley towns, much of it ranch and hay land, which is exactly where a steel shop with living quarters earns its keep. The county Planning and Building Department in Pioche handles permits for the unincorporated areas, and the county has adopted the International Building Code as county code for them. Our part is planning: we lay out barndominium projects here, specify the building package and assemble the permit documents, while Nevada-licensed contractors do the building work. Design loads change sharply with elevation. The county's design criteria sheet puts ground snow load at 40 psf around Pioche and 15 psf around Alamo, with deeper frost footings in the Pioche area, so metal building homes for the north end need heavier roof framing than the same plan in the south. Before a dwelling permit is issued the county wants signed approval from the utilities that will serve it. Barndominium contractors willing to work this far from the cities are few, so line one up early, then start the survey with your APN.

Lincoln County Planning and Building Department (Pioche)
The Lincoln County Building Department regulates construction in the unincorporated areas under the International Building Code, adopted as county code. Applicants for a dwelling need signed approval from the local utility providers, a building application with the APN, a septic application where one is needed, two sets of drawings and a flood hazard determination. Caliente is an incorporated city; check which office covers a parcel there.

- Design criteria by area
- Lincoln County's adopted codes and design criteria sheet lists ground snow loads of 40 psf in the Pioche area, 25 psf around Panaca, Caliente and Rachel, and 15 psf around Alamo; frost depth of 18 in. at Pioche and 12 in. elsewhere; seismic category C in the eastern half and D0 in the western half; and 90 mph wind countywide.
- Utility sign-off before the permit
- The county's permitting sheet says applicants for residential dwellings must have signed approval from the local entities providing service utilities before a permit is issued, and that buildings in flood hazard areas may need a FEMA Elevation Certificate or flood control report.
- Septic tank sizing
- Lincoln County's septic sizing sheet reproduces NAC 444.8306: a single-family dwelling needs a tank of at least 1,000 gallons for three bedrooms or fewer, 1,200 for four, 1,500 for five or six, and 150 more gallons for each bedroom beyond six. The septic application is filed with the building permit.
- Scarce private land
- The county's Public Lands Policy Plan puts the private land base at about 148,000 acres, used mainly for homes and agriculture, and says the county has required zoning and building approval on all lands in its unincorporated areas since 1991.
- Federal land statewide
- The Bureau of Land Management says it manages nearly 48 million acres of public land in Nevada, about 63 percent of the state's land base.

Building on land near Lincoln County
Buying land near Lincoln County's towns means buying into a small private base hemmed in by public land. Look at Alamo, Panaca, Caliente and Pioche first, and ask how the parcel gets water: Alamo, Caliente, Panaca and Pioche each have their own water or utility provider, and the county wants their signed approval before it issues a permit. Off those systems you are looking at a well and a septic tank sized by bedroom count. Elevation changes the build as well, with heavier snow loads and deeper frost footings around Pioche than in the Pahranagat Valley.
