Barndominium Builders in Mineral County, Nevada

Mineral County does have a building department. It works from Hawthorne and issues permits for, and inspects, residential and commercial construction in the unincorporated areas of the county. Private land is the scarce ingredient here: the county's 2022 master plan describes most of the county as federally administered, with large holdings controlled by the Army and Navy, so a buildable parcel is often the first thing to find. We plan barndominium projects in Mineral County, specify the building package and prepare the submittal; the construction itself is performed by contractors licensed by the Nevada State Contractors Board. The department does plan check only and will not accept book-bought plans, pointing applicants to the state laws on who may prepare drawings, which matters for barndominium kits bought from a catalogue. Metal building homes pass the same review as any house. Septic is a second, separate approval under the Central Nevada Health District, and a well has to be in place before the final septic inspection. If you are comparing barndominium contractors for a Hawthorne-area lot, settle the parcel, the flood panel and the water source first. Start the survey and we will set out the permits your land needs.

Plan requirements

Flood zones and elevation certificates

Septic authority
The Central Nevada Health District's Individual Sewage Disposal System guide (V1, January 2024) applies to Mineral County. Construction permits are valid for one year, and the system must be inspected, with as-built plans and well logs submitted, before an occupancy permit issues. The guide lists the Mineral County Building Department as the local contact.

Septic application and wells
The Mineral County Building Department's septic application asks for a soil test pit dug to groundwater or 10 ft, two percolation tests at roughly opposite ends of the leach field and a plot plan drawn to scale. It states that the well must be drilled before the final septic inspection.

Federal land
The Mineral County 2022 Master Plan describes most land in the county as publicly administered, chiefly by the Bureau of Land Management with some Forest Service land, and records 147,000 acres of intensively managed federal holdings controlled by the Army and Navy.

Building on land near Mineral County

Because so much of Mineral County is federal, start a land search with the assessor's parcel number and confirm the parcel is private before anything else. Then check three things. Which FEMA panel covers it, and is it outside zone X? Where will water come from, a public system or a well that must be drilled before the septic final? And will the soil pass a test pit and two percolation tests for a leach field? Distance to power and road access weigh heavily on remote parcels, including land near Mineral County settlements such as those around Walker Lake.

Building in Mineral County: questions

Start the survey
How much does it cost to build a barndominium in Mineral County?
On remote desert parcels the well, the septic system and bringing in power can rival the building itself. We publish no prices of our own. The barndominium cost guide gives sourced ranges, and once you send the parcel through the survey the numbers are worked out for that site.
Do I need a building permit for a barndominium in Mineral County?
Yes. The county Building Department in Hawthorne permits and inspects new homes in the unincorporated county, wants two full plan sets, and treats septic as a separate approval. Our permitting service assembles the submittal.
Can I use barndominium kits or steel homes near Mineral County towns?
Yes, but a catalogue plan will not do on its own: the department does not accept book-bought plans. Steel homes and metal homes need drawings prepared for the specific site by someone permitted to prepare them. The barndominium kits page explains what documents a package carries and what the county will still ask for.
