Barndominium Builders in Sunrise Manor, Nevada

Sunrise Manor is the unincorporated town on the northeast side of the valley, running from the older neighbourhoods east of the city up onto the western slopes of Frenchman Mountain. It has a housing stock unlike its neighbours: the county's 2024 estimate counts 9,001 mobile homes here, about two in five of all the mobile homes in Clark County. For a barndominium project, two things follow. Owners of a mobile-home lot sometimes want to replace the unit with a permanent steel-framed house, and the mountain edge brings sloped ground that flat valley lots do not have. We handle the planning side, from the building package to the permit drawings, and contractors licensed by the Nevada State Contractors Board carry out the build. Replacing a mobile home with metal building homes is a new-house permit, not a swap: the county checks the new structure against the current residential code, and the lot's sewer or septic status is reviewed again. Drainage here runs to the Range Wash and Las Vegas Wash systems. Anyone comparing barndominium contractors for an east-side lot should know those details first. Start the survey with the parcel and we will set out what a replacement or new build involves.

Building on land near Sunrise Manor

Sunrise Manor is mostly built out, and the county's rural-preservation map shows just one RNP area, coded RNP III, touching the town. Land for a new barndominium near Sunrise Manor therefore tends to be an existing lot: an older house on a larger parcel, or a mobile-home lot being converted to a permanent home. Before buying, ask whether the lot is on sewer, since a Colorado River water connection blocks a new septic system without a water authority waiver, and check which Range Wash or Las Vegas Wash channel it drains to. Building in Sunrise Manor: questions

Start the survey
How much does it cost to build a barndominium in Sunrise Manor?
Replacing a mobile home carries costs a vacant lot does not: removal of the old unit, new foundations to the current code, and possibly upgraded sewer or water service. We do not publish our own prices. The barndominium cost guide has sourced ranges, and the survey lets us work through your lot.
Do I need a building permit for a barndominium in Sunrise Manor?
Yes. The town is unincorporated, so the county building department issues it, and a replacement for a mobile home is treated as a new dwelling. Plans filed from 11 January 2026 follow the 2024 residential code with Southern Nevada amendments. Our permitting service handles the submittal.
Can I replace a mobile home with steel homes or a barndominium kit?
Often, yes, where the lot's zoning allows a single-family dwelling. Steel homes and barndominium kits go through the same plan review as any new house, so the package must carry the county's wind, seismic and snow figures. If the lot uses a septic system, ask the Health District early whether the existing system can serve the new house.
Are metal homes practical on the Frenchman Mountain side of town?
The slopes bring grading and drainage work that flat valley lots do not, and the higher ground farther east lies outside the town. Metal homes suit sloped sites when the pad and drainage are planned first; our site preparation service starts there.
