Barndominium Builders in Enterprise, Nevada

Enterprise covers the southern and southwestern end of the valley and is still the unincorporated Clark County town where new houses go up fastest: the county's housing estimate grew by roughly 2,400 units between August 2023 and August 2024. Most of that growth is subdivision housing, but Enterprise also holds more mapped Rural Neighborhood Preservation areas than Spring Valley or Paradise, scattered in pockets between the tracts. Those RNP lots, many of them older homes on large parcels, are where a barndominium or shop house fits here. Our role is to plan the project, match a building package to the parcel and put together the permit set, while contractors licensed by the Nevada State Contractors Board do the construction. Metal building homes go through the same county plan review as a stucco house, so what separates an easy Enterprise project from a hard one is the lot: whether it sits in an RNP pocket, how close the nearest subdivision wall is, and which Duck Creek or Blue Diamond channel carries its runoff. For owners weighing barndominium contractors, a parcel check comes before a price. Start the survey and we will check the parcel's overlay, drainage and utility position for you.

County-issued permitWho issues the permit

Clark County Department of Building & Fire Prevention

Enterprise is an unincorporated town, so the county building department issues house permits there, not Henderson or Las Vegas. Since 11 January 2026, new applications must comply with the 2024 International Residential Code and the Southern Nevada amendments Clark County adopted in July 2025. Confirm the jurisdiction from the parcel number: the county maps Enterprise as twelve separate pieces, so its edges are irregular.

Growth in housing
Clark County's housing estimates count 92,795 units in Enterprise in August 2023 and 95,188 in August 2024. Single-family homes rose from 70,558 to 72,182 over the same year, the largest single-family stock of any unincorporated place in the table.

Rural preservation pockets
The county's Rural Neighborhood Preservation map layer shows 21 RNP areas within or along Enterprise, far more than in Spring Valley (five) or Paradise (three). These are the scattered large-lot neighbourhoods the tract growth has grown around.

Duck Creek and Blue Diamond basins
Enterprise drains mainly to the Duck Creek and Blue Diamond watershed. The county's facility map shows the Upper, Central and Lower Duck Creek, Lower Blue Diamond, Cactus, KB and Bruner detention basins and the Blue Diamond debris basin in or at the edge of the town.

Design criteria in the county code
Table R301.2 in Clark County's amended Southern Nevada IRC (adopted 15 July 2025, effective 11 January 2026) sets ground snow load by elevation, from 5 psf below 1,600 ft up to 20 psf below 3,900 ft, with a 98 mph design wind speed, seismic design category D0 and a 1 ft frost line below 5,000 ft.

Town Advisory Board
The Enterprise Town Advisory Board was created by the County Commission to give input on town matters and assist in long-term planning. It meets at 6 p.m. on the Wednesdays before the first and third Tuesdays of each month, with two agenda sections reserved for public comment.

Building on land near Enterprise

Raw land still changes hands in Enterprise more often than in the older towns, but most of it is sold to subdivision developers, not to families wanting one house and a shop. The better targets are RNP parcels: they are zoned for low density and animals, and the overlay makes neighbouring development step down to lots of at least 10,000 sq ft along their edges. Before buying, confirm the parcel's elevation band in the county's design table, its sewer connection and which flood basin serves it. Building in Enterprise: questions

Start the survey
How much does it cost to build a barndominium in Enterprise?
Two Enterprise lots with the same floor plan can price very differently: one may need a long sewer extension or drainage work toward a Duck Creek channel, the other may have both at the curb. We do not publish our own prices. Use the barndominium cost guide for sourced ranges, then send your parcel through the survey.
Do I need a building permit for a barndominium in Enterprise?
Yes. The permit comes from Clark County, since Enterprise has no city government, and applications filed since 11 January 2026 follow the 2024 residential code with Southern Nevada amendments. The county's table assigns ground snow load by elevation, so the parcel's elevation feeds straight into the roof numbers. Our permitting service assembles the set.
Can barndominium kits meet the county's wind and seismic numbers?
They can, if the package is specified for them. The county's table calls for a 98 mph design wind speed and seismic design category D0, and many steel homes sold nationally are drawn for other figures. Check the drawings against the table before ordering, or start with barndominium kits that are specified to it.
Where can I find a lot for a barndominium near Enterprise?
Start with the RNP pockets, which are the only part of the town zoned around large lots and animals. If none are for sale, metal homes on acreage are more practical farther out in the county or in Pahrump. We can compare listings for you through the survey.
