Barndominium Builders in Whitney, Nevada

Whitney is one of the smaller unincorporated towns in Clark County, an east-valley community of about 18,000 homes that runs down to the Las Vegas Wash and takes in the Clark County Wetlands Park. It has no rural-preservation zoning at all on the county's map, so a barndominium in Whitney is a project for a lot you already hold or an older house you plan to replace, not for fresh acreage. We work on the planning end: sizing the building package, laying it out on the lot and preparing the drawings for permit, while the physical construction is performed by contractors licensed by the Nevada State Contractors Board. On a compact lot the drainage rules in the county's residential code carry real weight, because the ground has to fall away from the foundation for a set distance, and a wide shop bay leaves less room to achieve that. Metal building homes and conventional houses meet the same test. Whitney's runoff heads for the Las Vegas Wash and its Tropicana and Duck Creek branches, which also shapes what can be built at the lower end of town. Owners comparing barndominium contractors for a Whitney lot should begin with the site plan. Start the survey with your parcel and we will check the fit.

County-issued permitWho issues the permit

Clark County Department of Building & Fire Prevention

As an unincorporated town, Whitney relies on Clark County for building permits; there is no Whitney building department. Applications from 11 January 2026 are reviewed against the 2024 residential code with the Southern Nevada amendments, including the county's lot-drainage rule. Henderson and the other towns sit close by, so confirm the jurisdiction from the parcel number.

Foundation drainage rule
Section R401.3 of Clark County's amended Southern Nevada IRC requires the ground next to a foundation to fall at least 5 percent for 10 ft. Where lot lines prevent that, water must be diverted by an approved alternative, and swales within 10 ft of the foundation need at least a 1 percent slope.

Town Advisory Board
The Whitney Town Advisory Board meets at 6 p.m. at the Whitney Recreation Center on the Thursdays before the first and third Tuesdays of each month. Whitney falls in County Commission Districts E and G.

Building on land near Whitney

The county's Rural Neighborhood Preservation map shows no RNP area in Whitney, and the town is largely built out, so land for a barndominium near Whitney means an existing lot or a planned teardown. Walk the lot with drainage in mind: the code's 10 ft fall-away zone, the path to the nearest Las Vegas Wash channel and the position of the sewer lateral decide how much building fits. When the plan needs an acre or more, the realistic search moves to outlying [Clark County](/areas/clark-county-nv/) or to [Pahrump](/areas/pahrump-nv/).

Building in Whitney: questions

Start the survey
How much does it cost to build a barndominium in Whitney?
On a small infill lot, demolition, regrading to meet the 5 percent fall-away rule and utility reconnections can weigh as much as the building size. We do not publish our own prices. The barndominium cost guide sets out sourced ranges, and the survey is where we look at your lot.
Do I need a building permit for a barndominium in Whitney?
Yes. Whitney is unincorporated, so Clark County's building department issues the permit, applying the 2024 residential code with Southern Nevada amendments to applications from 11 January 2026. The reviewer will check lot grading against the drainage section as well as the structure. Our permitting service prepares the set.
Do steel homes or barndominium kits fit on a Whitney lot?
A compact footprint does. Steel homes with a single shop bay can fit a standard lot if the plan leaves the ground around the foundation free to drain. Oversized shops are harder to place. Size barndominium kits to the lot rather than the lot to the kit; see also our metal homes service.
